Survey
Site survey of your property including distances from relevant boundaries, which typically takes 1 to 3 hours. Drafting of existing plans, elevations and basic section to an accuracy of ± 50mm. Detailed survey specification ‘checklist’ available upon request.
Design Development
Discussion of your requirements and agreeing your brief, leading to drafting of proposed plans and elevations in accordance with your brief. Liaison with Local Authority Planning Department to discuss the feasibility of your proposals (where appropriate). Advice sought on Listed building / conservation area status, and other planning policy constraints that may be in place. Telephone discussion(s) or meeting(s) with yourselves to discuss amendments to the initial proposals in light of comments made by the Local Authority (LA) or by yourself, in order to fine tune an agreed design.
Planning Application Submission
Presentation of the agreed design & survey drawings produced in accordance with the guidance of the LA planning department, OS site location / block plans (cost of purchase of which excluded) and annotations where required. Filling in of application and all other relevant forms (certificates, notices) to accompany the application.
Printing and submission of application.
Please note that we are unable to guarantee planning permission being granted. Should your application be withdrawn or refused, we may at your request continue to develop the design suitable for a resubmission of the application, but this would attract an hourly rate figure, to be discussed at the appropriate time.
Building Regulations Application Submission
Drafting of your building regulations drawing package, including adding to the planning drawings: notes, specification and relevant sections through new constructions. Printing and submission of application, and thereafter liaison with LA Building Control dept to achieve Conditional / Approval for your proposal.
It is usual to commence work on building regulations drawings once planning permission has been granted, however at your instruction we are able to commence work on these drawings (at your own risk) prematurely. Be advised that in the event of the scheme being refused planning permission, full payment of the building regulations will be required.
Tender
Preparation of tender package, including the addition of electrical layouts, door, window and finishes schedules drawings to the building regulation package. Submission of these drawings to up to 4no. contractors requesting their quotations, and upon receipt of these, tender analysis. Report back to yourself with a summary comparison of the received quotations.
Construction Drawings Package
All drawings included in the building regulations and tender packages above, with the addition of written specification and site specific construction details as necessary – i.e. lead gutters, eaves details, floor constructions, level threshold, roof fire stopping.
Site Supervision
Supervision only of the site as works progress on site. Issuing of letters of intent, implementation and maintenance of the JCT contract, contract instructions, practical completion and final certificates. Allowance is made for 1no. site visit per week to ensure work carried out on site is up to standard and in accordance with the drawings, and providing your contractor with technical guidance.
